Do I need to clean out or repair anything?
No. We buy strictly as-is. Leave what you don't want — furniture, debris, a shed that's seen better days. We budget for the work ourselves, so deferred maintenance doesn't come out of your price the way it would with a retail buyer.
How is your offer different from a normal cash offer?
A typical cash buyer prices your house and subtracts a repair budget, and stops there. We do that too — and we also price what the land itself could support, whether that's a full remodel or a new build. Then we pay from whichever number is higher. On an oversized, irrigated or split-eligible parcel, the second number often wins.
What if my lot is vacant or has no address?
That's a large part of what we buy. Send the parcel number (APN) from your tax bill and we can pull everything we need from the county.
Are there any fees or commissions?
None. No listing commission, no buyer's agent fee, no transaction fee. We cover standard closing costs. The number we quote is the number you net, less any payoffs and prorated taxes.
How fast can you actually close?
Five days is realistic when title is clean and the property is vacant. If you need longer to move, find a new place, or settle an estate, we'll close on your schedule instead.
Can you buy a property that's in probate or has title issues?
Usually, yes. Probate, liens, back taxes, judgments, unpermitted additions, easement problems, heirs in different states — these are ordinary for us. Tell us early and we'll work through it with our title company.
Will you renegotiate after we're under contract?
No. The reason we spend time on zoning and lot analysis before making an offer is so the number doesn't move later. If we can't stand behind a price, we won't quote it.
Do you only buy in those five neighborhoods?
Those are our focus areas because we know their zoning, lot patterns and rebuild values cold. We do look at parcels elsewhere in the Phoenix metro — send it over and we'll tell you honestly whether we're the right buyer.
Am I obligated to accept the offer?
Not at all. Plenty of owners request a number to understand what their land is worth and then do nothing with it for a year. That's fine.
