Why Paradise Valley is a land market
The Town of Paradise Valley has held to roughly one-acre minimum lot sizes and has kept commercial zoning to a handful of resort properties. That scarcity is structural. No one is creating new PV land.
A large share of the housing stock dates to the 1960s and 70s and sits on sites worth substantially more as a clean building pad. For an owner, that means the condition of the house is far less relevant to the number than the shape, slope and orientation of the acre it sits on.
Hillside parcels are a specialty of ours. The town's hillside ordinance meaningfully restricts what can be built on slope, and a lot of buyers walk when they see it. We underwrite those parcels properly instead of discounting them out of fear.
