Most of what we do is straightforward: we acquire a parcel, clear title and complications, and sell a clean site to a builder who knows exactly what they're going to put on it.
On the right project we'll go further — participating in the build, contributing capital, or holding a position through the exit. If a site works better as a partnership than a sale, we're open to it.
Finished lot purchase
You buy a clean, vacant, entitled-ready site. We handle the seller, the title complications and the demolition if you want it gone.
Assignment or contract takeover
When timing suits you better than it suits us, you can step into the contract directly.
Joint venture
We contribute the site and local underwriting, you contribute the build. Split defined up front, in writing.
Build-to-sell partnership
For repeat partners: a rolling pipeline of sites in your target corridor with terms agreed once rather than deal by deal.

Current zoning, setbacks, height limits and the actual footprint a site supports — not the gross lot area from the tax record.
Split & assemblage potential
Whether a parcel can be divided, whether a lot-line adjustment unlocks value, and which neighboring parcels would be worth pursuing.
Site constraints
Slope and hillside restrictions, NAOS obligations, flood irrigation and grading, easements, wash corridors and access.
Exit comparables
Recent new-build sales on comparable streets, so the residual land value is grounded in what actually closed.
