We buy lots and redevelopment property in Arcadia
Arcadia is where Phoenix redevelopment started and where it still makes the most sense. Original citrus-grove parcels, flood irrigation, mature landscape and mountain views — on lots that are worth more than the houses sitting on them.
Arcadia, Arcadia Lite, Lower Arcadia and Camelback East — generally 44th Street to 68th Street, between Indian School Road and the base of Camelback Mountain.
The market
Why Arcadia is a land market
The neighborhood was subdivided out of citrus groves in the 1950s and 60s, which left behind something almost impossible to reproduce today: large, flat, rectangular lots with mature trees and SRP flood irrigation rights, minutes from the Biltmore and Old Town.
We work all of it — Arcadia proper, Arcadia Lite, Lower Arcadia and Camelback East. Those names get used loosely, and the distinction matters: lot size, irrigation and price per square foot change materially as you move west and south across 85018.
Most of the original ranch homes have reached the end of their economic life. Rather than absorbing a full renovation on a 70-year-old slab, the highest and best use for many of these parcels is a scrape and rebuild — which is exactly the transaction we are set up to close quickly and quietly.
Lot size, irrigation and view corridor drive value here far more than existing square footage does. We will tell you exactly which pocket you own in and what that actually means for your number.

Local knowledge
What we account for in Arcadia
These are the details that separate a real offer from a number pulled off a website. We work through them before we quote.
Flood irrigation
SRP irrigation rights add real value here, but they also mean grading, berms and delivery schedules a builder has to design around. We underwrite the irrigation as an asset, not an obstacle.
Lot splits and setbacks
Not every large Arcadia parcel can be split, and the ones that can carry setback and frontage requirements that change the math. We check this before we make an offer, not after.
View corridors
Proximity and sightline to Camelback Mountain is priced into every rebuild in this neighborhood. Two lots on the same street can carry very different values because of it.
